RESERVATIONS: A minimum of 3 nights is required for advanced reservations on Memorial Day, Fourth of July and Labor Day holidays. Current guests are given first opportunity to re-book their same unit during the same timeframe for the following year.
DEPOSITS: A $300 deposit is required per cabin per week, or one-night's rental for 3 nights or less, to guarantee a reservation, $400 deposit for Lake House and Log House per week, and $50 deposit for boat rental. A telephone reservation will be held for 7 days pending receipt of deposit.
PAYMENT: We prefer payment in check but will honor Visa, MasterCard and American Express. The remainder of your balance is due in full upon arrival, and appropriate Arkansas tax will be added.
CANCELLATIONS: Because of our small size, cancellations affect us significantly. Most of our reservations are made well in advance of your stay.
- With greater than 100 days' notice, the deposit is refunded less a $50 cancellation fee.
- With 100-31 days' notice, the deposit less $50 cancellation fee will be refunded IF we are able to rebook your cabin for the entire reservation.
- With 30 days' or less notice, the deposit is forfeited.

If you are cancelling multiple cabins, please note each cabin has its own specific deposit, and the cancellation fees will be applied to each unit.
No refunds are given for early departures, and we are not responsible for inclement weather, power outages, high or low lake levels, or gasoline prices.
CHECK-IN, CHECK-OUT: Check-in is 3pm until 6pm. (Saturday for us during the summer season is like running a marathon, and by 6 pm we're spent, so please plan accordingly.) Special arrangements may be made by contacting the resort owner at (870) 491-5151.
Check-out is no later than 10am.
SECURITY/CLEANING FEE: We ask that guests leave their cabins and rental boats in similar clean condition as upon arrival. Security/cleaning fees not to exceed $50 for cabins, $100 for Lake House & Log House may be levied for cabins left dirty. We ask our guests to exercise common courtesy – as far as cleaning up their own messes. Guests are responsible for any damages to the cabins, boats, or resort equipment caused by you or your family, guest, or pet.
DAY VISITORS: Our facilities (cabins, pool, dock, pavilion, grounds, parking lot, etc.) are designed to accommodate Registered Patrons only. Therefore, day guests are not allowed when we are full (which is from Memorial Weekend through Labor Day Weekend) for the security and privacy of our beloved paying resort guests.
During the summer, feel free to meet up with any non-Mockingbird friends at another location, i.e., out on the lake, somewhere in town, or at their place of lodging...just not here. Exceptions to this policy are made for returning Mockingbird guests who have a rapport with the owners--In these cases, please inquire in the office.
QUIET HOURS: Out of respect for all our guests, quiet hours are in effect from 10 pm – 7 am.
BOAT STALLS, LAUNCHING AND TRAILER PARKING: Our 12-stall boat dock has a unique swim deck, fish-cleaning station, electricity, and extra-large 11' x 28' boat slips able to accept double-decker pontoons. There are no specific boat stall assignments – first-come, first-served for parking stall choices. Boat trailer parking is located on the resort premises on the gravel parking lot. Boats are launched nearby at George’s Cove, which is right across the cove from our dock. There you'll find a concrete public access boat ramp and courtesy dock.
SMOKING POLICY: All cabins are all Non-Smoking. Cigarette butt pots are located on cabin porches and under the BBQ pavilion. Guests choosing not to honor our cabins' No Smoking policy will incur a $200 cleaning fee. (Please do not throw butts on resort grounds.)
WHAT TO BRING: We provide bath towels, washcloths, dish towels and dish soap. During the summer, fresh towels may be swapped out every-other day. Bring your own beach towels for the pool and lake. Bring tall kitchen trash bags and your favorite coffee. Bring paper towels, napkins, Kleenex, and paper plates if desired.
LOST ITEMS: We realize that sometimes items are accidentally left behind. We hold lost items for 30 days and will return items upon request. Shipping fees are the responsibility of the guest, as well as a $10 handling fee. After 30 days, unclaimed items will be donated.
PETS: Please call for our pet policy. Prior approval by the resort owner is required, as dogs must meet certain criteria, and we have a few specific cabins that we keep pet-free. Pet charge is $10 per day per dog. (Dogs are not allowed in the pool area--as we are mandated by the Health Dept.)
ANYONE FOUND WITH AN UNAUTHORIZED PET, MORE PEOPLE THAN STATED OCCUPANCY, OR OTHERWISE NOT CONFORMING TO THE POLICIES WILL BE ASKED TO LEAVE WITH NO REFUND.
